The value

Clearer Roof Evidence Makes Better Decisions Easier

When the roof is difficult to see, even a straightforward repair question can become harder to answer. Drone surveys give housing teams a useful external view early, so the next step can be based on evidence rather than another first look.

  • Resident concerns & urgent problems

When a resident reports a leak, water ingress or visible damage, the first challenge is often understanding what is happening at roof level. Detailed imagery gives repairs teams and advisers something concrete to review, helping them respond faster, brief the next step properly and keep residents better informed.

  • Stock condition & planned maintenance

Building a consistent picture across mixed housing stock is difficult when roofs are hard to inspect. Repeatable drone capture adds clear roof evidence property by property, feeding your stock condition survey and helping asset teams see where attention is needed and plan maintenance around better information.

  • Access, repairs & major works

Before committing to scaffolding or other specialist access simply to inspect, get a clear view of what is actually there. Physical access still has an essential role for closer investigation and repairs; drone evidence helps make sure it is used where it adds value.

See the problem first. Use access where the evidence shows it is needed.

Awaab’s Law and timely investigation

Get a Clear External View When a Resident Reports a Problem

A leak, damp problem or report of water ingress can be difficult to diagnose from inside the home alone. A drone survey can quickly show visible external issues around roof coverings, flashings, gutters, outlets, parapets and other areas that are difficult to see from ground level.

That gives your repairs team or surveyor useful evidence early in the investigation. Where the imagery explains the visible problem, the next action can be better targeted; where it does not, your team has a clearer basis for deciding what further investigation is needed.

Awaab’s Law guidance recognises that some standard investigations may be carried out remotely where photographs or video give the person investigating enough evidence to reach a conclusion. Used alongside in-person investigation where appropriate, drone imagery can add a clear external view without slowing the response.

Stock condition evidence

Strengthen the Roof Evidence Behind Your Asset Decisions

Housing teams already hold a lot of information about their homes. Roofs can still be one of the hardest parts of that picture to assess consistently, particularly across large and varied stock.

Drone surveys fill that gap. They can provide the roof element of a stock condition survey, or add detailed, property-level visual evidence alongside your existing stock condition, repairs and survey information. Your team or professional advisers can use it to understand visible roof condition, prioritise further investigation and support maintenance decisions.

That fits the wider direction of regulation and asset-management practice. The Regulator of Social Housing expects accurate, up-to-date property-level condition records, while public-sector maintenance guidance emphasises regular inspection and planned rather than purely reactive maintenance.

In practice

Housing Providers Are Already Using Drones to Cut Cost and Improve Repairs

This is no longer a theoretical use case. Councils and housing associations are using drones to inspect roofs earlier, reduce unnecessary inspection access, identify defects that are difficult to see from the ground and prioritise maintenance more effectively.

  • Oak Tree Housing Association

Oak Tree uses drones for both reactive and planned inspections. Following Storm Eowyn, it inspected 74 roofs and identified 187 repairs, many of which it says would not have been visible from street level.

The economics

Inspect First. Use Expensive Access Where It Adds Value.

Scaffolding and other access methods remain essential when people need to reach the roof. The opportunity is to avoid using expensive access simply to find out what is there.

Drone inspection moves good roof evidence earlier in the decision. That makes it practical across more properties, not only once a problem has become serious enough to justify traditional access.

  • Better evidence before access

Get a detailed roof view before committing to more expensive access simply for inspection, helping teams understand what needs a closer look and what can be ruled out.

  • Faster review across multiple properties

Our pilots capture roofs methodically, with clear context views and close detail. That makes imagery quicker to follow across multiple homes, helping teams spot visible problems and prioritise the properties that need attention.

The technology matters because it changes the economics of getting good evidence.

Drone technology lowers the cost and disruption of collecting detailed roof evidence. Roof Hawk’s programme delivery and survey platform make that evidence easier to organise, share and reuse across your stock, improving the economics further.

How teams use us

Useful for Today’s Problem and Tomorrow’s Programme

Reactive & urgent work

  • Resident reports of leaks or water ingress
  • Storm and impact damage
  • Difficult-access roof concerns
  • Repair or disrepair investigations where roof evidence is useful
  • Additional imagery for a surveyor or contractor
  • Evidence before arranging more expensive access
  • Pre-works and post-works capture where required

Planned & programme work

  • Planned and preventative maintenance
  • Roof evidence for stock condition surveys
  • Planned and cyclical inspection programmes
  • Estate-wide or portfolio roof programmes
  • Sample surveys before a wider rollout
  • Capital or major-works planning
  • Repeat surveys to compare visible condition over time

You do not need to begin with a large commitment. Start with one difficult roof, a small group of properties or a representative sample. We can learn what is most useful to your team and shape the wider approach from there.

Organised evidence

One Clear Record, Shared Across the Team

Repairs teams, asset managers, surveyors and contractors can work from the same roof imagery to discuss condition, agree priorities and explain recommendations.

Our survey platform keeps the evidence organised by property, ready to find, review and share. Where your organisation already uses an asset, housing or document-management system, we can also supply the imagery in a structured format to keep within your existing records and workflow.

With repeat surveys, that record builds over time, giving your team a clearer history of each roof. Previous issues can be revisited, visible changes compared and earlier imagery brought back into the next maintenance decision.

That matters because good records reduce repeated first looks. Housing Ombudsman learning on roof repairs specifically highlights the value of strong records in avoiding too many repeat inspections and keeping repairs moving.

Resident experience

Respectful Around Residents. Straightforward for Your Team.

Most surveys are completed externally and almost never need anyone from your team to stand with the pilot. We agree timing, access, inductions and any resident notifications in advance, then work around the way your housing team already operates.

Our CAA-qualified pilots are used to working around occupied homes and public areas. They are briefed on the purpose of the survey and any site sensitivities before they attend, and communicate clearly and respectfully when residents or members of the public ask what is happening.

“The team were really friendly and communications in making the arrangements top notch.”

The process

From Planning to Delivery, We Take Care of the Drone Survey

  1. 01

    Tell Us Your Objectives

Send the properties, sample sites or immediate problem, together with what you need to achieve and your timetable. We agree what needs to be captured and how the evidence will be used.

  2. 02

    We Mobilise the Work

We group sites efficiently, plan the flights, handle restricted-airspace checks and required permissions, and coordinate any access, induction or resident-notification arrangements with your team.

  3. 03

    CAA-Qualified Pilots Survey the Properties

Our pilots capture the agreed roof areas methodically, with wider context and close detail so the imagery remains easy to follow when reviewed later.

  4. 04

    We Deliver, Listen and Improve

Evidence is organised by property and delivered around your timetable, either through the Roof Hawk survey platform or in a structured format that fits your own systems and workflow. After an initial survey or batch, we ask what could work better and tune the capture, delivery and workflow for the next cycle.

Ongoing investment in our drone technology and survey platform helps us keep improving quality and cost efficiency over time.

Experience

Built Around Repeat Property Work

Roof Hawk has completed thousands of drone roof surveys and already works with councils, housing organisations, surveyors and major property portfolios. Our experience includes repeat public-sector and social housing work, and programmes covering more than 500 properties across London.

The same team also handles complex and sensitive buildings, including the Houses of Parliament. Whether the instruction is one roof or hundreds, the priorities stay the same: useful imagery, careful planning, good communication and reliable delivery.

We’re proud that much of our work comes from repeat customers. We put the same care into communication and delivery as we do into the quality of the imagery.

Questions

Questions Your Team May Have

Can we start with a small number of properties?

Yes. A single problem property, an initial batch or representative sample is often the best way to see the imagery, understand how we work and refine the approach before a wider rollout.

How quickly can you respond to an urgent roof problem?

For urgent London work, we can often mobilise a pilot within 24 hours, subject to weather, access and flight permissions. We can also arrange rapid response elsewhere in the UK. Larger programmes are planned around your priorities and timetable.

Can a drone roof survey be part of a stock condition survey?

Yes. A drone survey can provide the roof and external evidence for a stock condition survey, especially where roofs are hard to see from the ground or access is expensive. It doesn’t replace the full survey: the wider assessment and professional judgement stay with your asset team or surveyor.

Does anybody else need to be present?

Almost never. Most surveys can be completed externally without someone from your team standing with the pilot. We agree access and notification arrangements in advance. Your team is always welcome to join us on site, particularly where there are specific areas you want to look at together.

What do you take care of from a safety and regulatory perspective?

Once instructed, we take care of the drone operation from start to finish. That includes CAA-qualified pilots, public liability insurance, flight planning, site-specific risk assessment, airspace checks, required permissions and operational paperwork. If we need access, an induction or a local site contact, we agree it with your team beforehand.

Can you work with our surveyor, consultant or maintenance contractor?

Yes. We regularly work as the specialist drone-capture partner within a wider instruction, arranging the imagery around their brief and providing an organised record for their own assessment, recommendations or works planning.

Drone roof surveys for surveyors

Can repeat surveys help us track change over time?

Yes. Our survey platform keeps each property’s imagery together so later surveys can be compared with the earlier record. Where your team prefers to retain the evidence in its own asset or housing systems, we can provide it in a structured format for that workflow too. That makes it easier to revisit previous areas of concern, see visible changes and keep the evidence useful over the life of the programme.
